America’s sluggish housing market is producing sharply different outcomes for property businesses. Zillow reported third-quarter revenue of $724 million, an increase of 7%, but the result fell short of market expectations.

The company’s residential sales-related activity remained under pressure, while revenue from rentals grew by 26%. The divergence reflects how high borrowing costs and affordability problems can discourage home purchases without eliminating demand for somewhere to live.

Digital property platforms are exposed to both sides of that divide. Transactions typically generate valuable advertising and service opportunities, but a slower sales market can weigh on that activity even as more consumers search for rented accommodation.

Zillow’s results provide a useful distinction between property-market weakness and an absence of housing demand. The company’s rental growth suggests that households are still seeking homes, although their financing conditions and purchasing power increasingly determine whether they buy or rent.
