Developers Fortune International Group and KAR Properties have secured an $817 million construction loan for Faena Residences Miami, establishing a new financing record for a property development in Florida. The agreement, announced on 28 October, provides funding for two luxury condominium towers overlooking the Miami River, demonstrating continued lender confidence in the city's high-end residential market.

The financing comes from Tyko Capital, an investment firm backed by Elliott Management, and will support construction of two 68-storey towers at 24 Southwest Fourth Street. Designed by Rafael Viñoly Architects, the buildings will contain more than 430 residences connected by a three-storey skybridge. Amenities will include a private yacht dock, an infinity pool and a 45,000-square-foot Faena Rose community facility. Construction is expected to conclude in early 2030.

The development has already attracted substantial buyer interest, with its sponsors reporting more than $500 million in presales, including a penthouse agreement valued at $30 million. The financing surpasses Florida's previous construction lending record of $772 million, secured for two commercial office buildings in West Palm Beach. The transaction also reflects Tyko Capital's expanding role in financing major South Florida developments.

The substantial loan arrives despite wider uncertainty surrounding American property markets. Miami's luxury residential sector has benefited from demand among wealthy domestic and international buyers, although broader migration into Florida has slowed from its pandemic-era peak. For developers and lenders, the agreement suggests that large-scale projects with established presales and desirable locations can continue attracting capital even as financing conditions remain demanding.
