Manhattan Office Sale Rewards Tishman Speyer

American property developer Tishman Speyer has sold a fully leased office building in Manhattan's SoHo district for $132.5 million, securing a substantial increase over its acquisition price after approximately 17 months of ownership. The transaction, reported on 27 October, transfers 148 Lafayette Street to Shorenstein Properties, highlighting continued investor interest in well-performing office buildings despite broader uncertainty across the American commercial property market.
Tishman Speyer purchased the property in 2025 for $105.5 million and subsequently completed a leasing strategy that strengthened its income profile. The 12-storey building contains approximately 155,000 square feet of office and retail accommodation, with office tenants including General Catalyst, Charlotte Tilbury, Graphite and WeWork. Retail space is also fully occupied, providing additional income from businesses operating at street level.
The sale represents a $27 million difference between purchase and disposal prices before financing costs, transaction expenses and other ownership expenditures. Around 70% of the office space has been leased to new tenants since January 2025, with recent agreements commanding rents between $70 and $120 per square foot. Shorenstein reportedly outbid several institutional investors to acquire the property, indicating competition for buildings with established occupiers and reliable rental income.
The transaction offers a contrast to the difficulties affecting older or poorly occupied American offices. Although remote working and elevated borrowing costs continue to challenge commercial landlords, properties in desirable locations with strong tenant demand can still attract investment. Tishman Speyer's disposal illustrates the importance of leasing performance and asset quality in determining commercial property valuations.
