Malaysia Launches Record Property Trust Offering

Malaysian developer IOI Properties Group has launched an initial public offering expected to raise RM2.1 billion ($515.7 million), setting the stage for the country's largest-ever real estate investment trust listing. The offering, announced on 3 November, will give investors access to a portfolio of shopping centres, offices and hotels valued at RM7.66 billion, with trading scheduled to begin on Bursa Malaysia on 25 November.
The new IOIPG Malaysia Real Estate Investment Trust will offer up to 2.2 billion units at an indicative retail price of 96 sen each. Its portfolio comprises nine freehold properties, including IOI City Mall, Malaysia's largest shopping centre, and six hotels operating under Marriott International brands. The trust also holds commercial office buildings in Putrajaya and Puchong. Together, the properties provide exposure to retail spending, corporate occupiers and tourism.
The offering values the trust at approximately RM5.3 billion. IOI Properties intends to retain up to 60% ownership following the listing, while the trust forecasts a distribution yield of 6.6% for 2027. Proceeds are expected to support debt repayment, reimburse previous investment expenditure and potentially finance future acquisitions. The portfolio will carry approximately RM2.65 billion in debt upon listing.
The transaction represents a significant development for Malaysia's listed property investment market. By transferring established, income-generating assets into a publicly traded trust, IOI Properties can release capital while retaining substantial ownership. Investors, meanwhile, gain access to a diversified commercial property portfolio, although future returns will depend on rental performance, hotel demand and financing conditions.
