The Los Angeles Rams have unveiled a sweeping $10 billion plan to transform a 100-acre site in Woodland Hills into a landmark mixed-use development that will also serve as the team’s new permanent headquarters. Dubbed “Rams Village at Warner Center,” the project is poised to reshape the suburban Los Angeles neighborhood into a dynamic urban hub anchored by sports, entertainment, and lifestyle offerings.
Backed by Rams owner Stan Kroenke—whose real estate portfolio includes the SoFi Stadium complex in Inglewood—the proposed development includes a state-of-the-art training facility and front office complex for the team, alongside a diverse mix of residential units, retail and dining space, public parks, hotels, and entertainment venues. The aim is to integrate community-focused amenities with premier infrastructure in one of L.A.’s most rapidly evolving commercial districts.
The project spans three separate parcels acquired by Kroenke over the past two years, totaling over 100 acres. The team is already using one of the sites as its temporary training ground, with construction underway at 21555 Oxnard Street. The broader vision, however, goes far beyond football—positioning the Rams as both a sports franchise and a transformative urban stakeholder.
This marks one of the most ambitious privately funded real estate ventures tied to an NFL franchise. The development’s size, scope, and multi-functional intent underscore a growing trend among professional sports teams to double as real estate powerhouses, blending brand identity with long-term community investment.
As the Warner Center undergoes an economic and structural renaissance, Rams Village is expected to serve as a catalyst for additional growth. The project aligns with the area’s master plan to evolve into a high-density, transit-oriented district—one that balances commercial expansion with quality-of-life upgrades for residents and visitors alike.
Though timelines are still unfolding, the Rams will continue operating from their existing facility during construction.
