The Adani Group is reportedly in advanced negotiations to acquire the Indian operations of Dubai-based Emaar Properties in a deal valued at approximately $1.4 billion. If finalized, this acquisition would significantly expand Adani’s presence in India’s rapidly growing real estate sector. Sources indicate that an unlisted Adani entity plans to invest around $400 million in equity as part of the transaction, with a formal agreement expected as early as April 2025. However, the deal remains subject to due diligence and final negotiations.
Emaar India, established in 2005, has a diverse portfolio of residential and commercial projects across key regions, including New Delhi, Punjab, Uttar Pradesh, Madhya Pradesh, and Rajasthan. The company has developed upscale residential communities, shopping malls, and office spaces, contributing significantly to India’s urban development. A successful acquisition would provide Adani with access to these premium assets, further strengthening its foothold in the real estate sector.
For Adani, this acquisition aligns with its broader strategy to expand its real estate footprint. Currently, the group has developed 24 million square feet of property, with an additional 61 million square feet under development. Recently, Adani emerged as the top bidder for a major housing redevelopment project in Mumbai, estimated at ₹360 billion ($4.1 billion). Additionally, the group is actively involved in the redevelopment of Mumbai’s Dharavi slum, one of the world’s largest informal settlements. These large-scale projects indicate Adani’s growing ambitions in the real estate sector.
